After buying a Gurgaon property: transfer mutation, property tax and utilities

A post-registration handover checklist for municipal and revenue records, society files, electricity, water, insurance, keys and recurring payments.

Registration completes the deed. It does not update every operating record.

A buyer can hold a registered conveyance while property-tax, society, utility and contact records still name the seller. That creates missed bills, access problems and friction at the next sale.

Treat post-closing transfer as a controlled project with receipts and acknowledgements.

The handover ledger

Ownership and revenue records

Ask counsel which mutation or revenue steps apply to the property type. Mutation supports administration and tax records; it is not a substitute for title.

Municipal tax

Confirm the property identifier, prior payments, arrears, owner name, contact details and next due date on the applicable official system.

Society and utilities

Transfer membership or owner records, maintenance ledger, electricity, water, gas where present, parking tags, access cards and emergency contacts.

Risk and records

Update insurance, nominee or estate-planning records as advised, preserve seller no-dues, meter readings, keys and original-document inventory.

Close only when acknowledgements exist

Create a table with authority, account number, prior holder, application date, documents, fee, acknowledgement and completed date.

Requirements and portals can change. Confirm the current process with the competent authority rather than relying on an old checklist.
