Understand your loan before anyone sells you one
No pitch here, just the things a Gurgaon buyer should understand before signing anything. Read it, decide for yourself, and only then talk to a human if you want to.
Fixed vs floating (repo-linked)
Since October 2019, RBI requires banks to link new floating-rate home loans to an external benchmark, usually the repo rate. Your rate is then the bank’s Repo-Linked Lending Rate: the repo rate plus the bank’s own spread, reset at least once a quarter, so your EMI moves when the repo moves. Fixed loans hold steady but usually start higher. We walk you through which suits your horizon, and we don’t earn more on either.
The true all-in cost of buying
The sticker price is only the start. Add stamp duty and registration (charged on the higher of your agreement value or the government circle rate, women buyers pay a reduced rate; verify the current rate on record), GST where the home is under-construction, processing and legal-valuation fees, MODT charges and home insurance. Banks also fund only a capped share of value, so a down payment is mandatory and grows with loan size. We itemise every line so nothing ambushes you at registry.
Prepayment freedom
On a floating-rate home loan to an individual, RBI bars the lender from charging any prepayment or foreclosure penalty, whatever the amount, whatever the source of funds, with no lock-in. (Fixed-rate and business loans can still carry charges, so confirm yours is floating-rate-to-individual.) We’ll show you how even small annual prepayments cut years of interest.
Documents checklist
KYC and PAN, income proof (salary slips and Form 16, or ITRs and audited accounts if self-employed), bank statements, and the property’s title and approval papers. We hand you the full list up front, so you’re not chasing one more document the night before.
Tax, briefly: under the old tax regime, Section 24(b) lets you deduct home-loan interest up to ₹2,00,000 a year on a self-occupied home (if construction finishes within five years), and the principal you repay counts toward the ₹1,50,000 Section 80C limit you share with other 80C items. Both are old-regime benefits and not a cash refund, your actual saving depends on your tax situation, so confirm with a tax advisor.
Financing a Gurgaon home from abroad
If you’re an NRI or OCI buying in Gurgaon, financing has its own rules, and the Lead Machine understands none of them, it just wants your international number too. We do this remotely, end to end, and your number still goes to one team: ours.
- Repaid from your NRE / NRO account or by inward remittance, not cash. FEMA sets what you can buy (residential and commercial, not agricultural land or farmhouses). NRE funds repatriate freely; NRO repatriation is capped at USD 1 million a financial year.
- Tenures are often shorter and the paperwork heavier, passport and visa, overseas address proof, an often-attested income certificate, and usually a Power of Attorney so you needn’t fly in to sign. Exact tenure and eligibility depend on the lender and your profile.
