Govt portals are keyed by project, not by 'property name', so you search the project/society.
We aggregate public records
RERA (HARERA), bank-approved status, environmental clearance, zoning, circle rate and OC, each out-linked to the authority, dated, never re-hosted.
You finish the parcel checks
Title, mortgage, court and tax are owner-specific, we hand you guided deep-links to run those yourself.
Check these yourself
Title, mortgage, court and tax checks are tied to a specific owner or parcel, a project name can't resolve them. These open the official portal for you; you supply the khasra/khewat or Property ID and complete the search. Villow never automates or stores these.

Run the CERSAI public search by asset or borrower to see registered security interests (mortgages) against the property.
You'll need: Owner name or asset details (₹10 search fee)
CERSAI shows only mortgages a lender has registered, an unregistered or older charge may not appear. Pair it with the Jamabandi RoR.

Search eCourts by party name to surface pending litigation involving the developer, the society or the seller.
You'll need: Party name (builder, society or seller)
Party-name search can miss plot-only filings, matters in tribunals/HARERA, or cases filed under a different entity name.
