Villow is a buyer-first real-estate advisory and brokerage service for Gurugram, India, operated as a PropDeploy product. Our own employed advisors handle every conversation; we do not resell enquiries to third parties.

Buyers pay Villow nothing: no brokerage, no platform fee, no “convenience charge”. We earn from builders and sellers, a success fee when a sale closes and fees for services such as 3D walkthroughs. That is the whole business model, and it's why we can promise your number is never sold.

We source listings at origin and check stated facts against public records, RERA registrations against the HARERA registry in particular. Regulatory facts are shown as filed, not as our opinion; asking prices are the seller's ask, never a valuation; anything we could not confirm is marked as pending or unverified rather than dressed up.

While the platform is pre-launch, parts of the catalogue are demonstration data, and every listing's RERA details are re-verified against the registry at launch (the footer says the same). Property is a large purchase: verify title, filings and measurements yourself or with us before you transact. The site is an introduction, not a substitute for diligence.

Nothing on villow.in is investment, legal or tax advice. Market pages, scorecards and calculators are computed from listed data and clearly-labelled assumptions; they are context, not a recommendation. Pages describing Villow Fractional cover private placements of securities: they take no payment online, are limited to identified investors, and carry their own risk statements which form part of these terms.

Don't scrape the site, spam the enquiry forms, probe the API, or misrepresent who you are to our team. We may suspend access that abuses the service. The site's content, design and brand are ours or our licensors'; listings remain the factual property of their sources.

We run the site with reasonable care and fix errors when they're pointed out, but it is provided “as is”, and we are not liable for decisions made on listing information you did not verify, for third-party sites we link to (government portals included), or for outages. Nothing in these terms limits liability that Indian law does not allow to be limited.

These terms are governed by the laws of India. Disputes belong to the courts at Gurugram, Haryana. If one clause fails legally, the rest stand.
