The gross-to-net bridge
Sustainable annual rent
Use comparable signed leases where accessible or multiple current offers, then subtract realistic vacancy and rent-free periods. Do not annualize the highest portal ask.
Owner operating costs
Subtract owner-paid maintenance, property tax, insurance, repairs, furnishing replacement, brokerage amortisation and compliance or management cost.
Investment base
Use purchase consideration plus stamp and registration, applicable GST, brokerage, legal review, furnishing and immediate work. State whether finance cost is outside or inside your return measure.
Cash-on-cash
Separately divide annual pre-tax cash flow after debt service by actual equity invested. Do not confuse this leveraged result with property yield.
Stress the inputs
Run base, one-month-extra-vacancy and ten-percent-lower-rent cases. Add one repair event and a brokerage charge at tenant turnover.
For commercial property, rebuild CAM and tenant/owner allocations from the lease before using the same framework.
