Area
Use RERA carpet area where applicable and reconcile it to the agreement and plan. Keep balcony, terrace and exclusive rights separate rather than blending them.
Acquisition cost
Add seller or promoter consideration, mandatory charges, parking where transferable, applicable GST, stamp duty, registration and immediate fit-out or repair.
State
Label ready, occupied resale, vacant resale or under construction; include possession timing, interim rent and finance carry.
Quality adjustments
Record floor, orientation, view permanence, condition, parking utility and building services. Do not hide subjective adjustments inside the rate.
Publish two rates, not one
Rate A: property consideration divided by carpet area. Rate B: all-in acquisition cost divided by carpet area. Then list non-area rights and quality differences beside the rates.
Use achieved registered transactions where reliable and comparable; asking prices remain seller expectations.
