Separate corridor access from neighbourhood quality
Score the gate-to-destination journey, not the tower-to-expressway map pin. Then audit groceries, schools, healthcare, walking conditions and occupied retail.
Treat any future metro as an upside scenario until official, current evidence supports the stage and route relevant to the property.
