Buying a resale apartment on Golf Course Road: pay for the building, not the pin code
A building-level audit for Gurgaon's mature premium corridor: society finances, major repairs, title, parking, services and resale liquidity.
On a mature corridor, the address is known. The unknown is the building.
Golf Course Road has established access, offices and social infrastructure, so buyers often treat two nearby towers as substitutes. They are not. Age, maintenance reserves, lift and facade replacement, parking, water systems, resident governance and unit title can create a wider ownership-cost gap than the location premium.
This is not another corridor-versus-corridor comparison. It is the second-stage audit to run after you have already chosen Golf Course Road.

What is wearing out?
Ask for the age and condition of lifts, waterproofing, fire systems, generators, facade, plumbing and basements. A low monthly maintenance bill can simply mean capital work has been deferred.
Who pays next?
Review audited society accounts, sinking or reserve funds, arrears, litigation and approved special assessments. Price the unit after adding your share of known work.
What exactly transfers?
Reconcile the sale deed, sanctioned plan, apartment number, parking right, undivided land share, dues and seller authority. A polished unit cannot cure a title or common-area problem.
Who buys after you?
Study recent achieved transactions where available, listing age and lender appetite in the same building. Corridor demand does not guarantee building-level liquidity.
Visit once as a resident, not as a viewer
Arrive at weekday peak time, enter through the resident route, inspect the basement after rain if possible, use the lifts and walk the fire stairs.
Speak to at least two residents without the seller present. Ask about water, power backup, noise, repair disputes, visitor access and the last special assessment.

A mature address reduces corridor uncertainty; it does not remove asset-level risk.
