How to evaluate a real-estate developer in Gurgaon: score the legal entity, not the logo

Large groups use multiple legal entities, joint ventures and landowner arrangements. A famous name can support confidence but does not tell you which entity signed the agreement, owns development rights or must complete your phase.

The developer evidence file
Identity
Match promoter legal name, group relationship, landowner or collaborator, authorised signatory and agreement counterparty across HARERA and transaction documents.
Delivery pattern
Sample comparable completed and live projects. Compare original and revised dates, extension reasons, OC/CC scope and the state of common areas after handover.
Disclosure behaviour
Check whether quarterly progress, approvals, encumbrances and changes are updated clearly. Missing or inconsistent records are diligence work, not automatic proof of wrongdoing.
After-sales execution
Interview owners about possession, snagging, conveyance, maintenance, IFMS, association handover and dispute resolution.
Score with evidence and uncertainty
Use pass, concern, fail and unknown for each item. An unknown should not quietly become a pass because the brand is familiar.
Weight the exact phase and promoter more heavily than unrelated projects elsewhere.
