How to read a HARERA quarterly progress report before buying
Turn uploaded progress, approvals, sales, finance and timeline fields into buyer questions—and know what the report cannot prove.
A QPR is a dated disclosure, not a completion guarantee.
The Haryana RERA project database exposes registration records, Forms A–H, quarterly progress, monitoring orders and certificate fields for many Gurugram projects. Buyers often stop after finding the registration number.
The more useful step is to compare what the promoter said would happen with what successive filings show.

This article answers this specific buyer question. It does not replace Villow's corridor overviews, project records or transaction-specific legal, tax, lending and technical advice.
Read the sequence, not one quarter
Registration baseline
Save the certificate, declared completion date, phase boundary, sanctioned component, promoter and land details before reading progress.
Physical progress
Compare activity across quarters and major work stages. Percentages need scope and should be reconciled with dated site evidence.
Approvals and changes
Track licence, plans, environmental and fire-related fields, encumbrances, revisions, extensions and uploaded orders relevant to the phase.
Timeline
Ask whether remaining work, testing, approvals, utilities and handover are plausible within the current registered date. Do not invent a completion forecast.
Build a one-page variance note
List baseline promise, latest filed position, site observation, unresolved difference and document requested. Date every screenshot or download.
A filed statement can be incomplete or later corrected. Material issues deserve independent legal or technical review.
Your working checklist
- Exact phase identified
- Certificate and Forms saved
- Multiple quarters compared
- Extensions/orders read
- Site evidence dated
- Material variances queried in writing
Registration is the beginning of project diligence, not the end.
Villow's evidence rule
Ask for the exact property, current document and date behind every material claim. Asking prices are not achieved transactions; infrastructure proposals are not completion dates; a registration number is not a substitute for reading the record.
This is general buyer education, not a valuation, return forecast or legal, tax, lending or engineering opinion.

Reading is the easy part. Trusting a listing is the hard part.
Every home on villow is verified before you see it — title, RERA, true carpet area, the all-in price — and your number is never sold to a wall of brokers.
