Buying retail property in Gurgaon: underwrite the tenant before the rent

A practical framework for catchment, visibility, access, use, services, occupancy cost, lease structure and vacancy scenarios.

A promised rent is not demand.

Retail property is often sold with footfall language and an annual rent divided by price. That skips the tenant's economics: sales potential, total occupancy cost, fit-out, access, use permissions and competing space.

Start with a plausible business that can sustainably occupy the exact unit.

The tenant-first stack

Catchment

Map occupied households, offices, schools, roads and competing retail. Distinguish people passing the project from customers able and willing to stop.

Unit utility

Measure frontage, clear depth, columns, height, power, water, drainage, exhaust, loading, signage, parking and fire egress against the intended trade.

Occupancy cost

Add base rent, CAM, tax allocation, utilities, marketing levies and fit-out amortisation. Test whether that total fits a realistic tenant P&L.

Lease quality

Read term, lock-in, escalation, deposit, fit-out period, termination, assignment, restoration and default rights. A high first-year rent can still be a weak lease.

Model three vacancy states

Run leased-as-promised, leased-later-at-a-lower-rent, and vacant cases. Include brokerage, fit-out contribution, rent-free period, CAM during vacancy and legal or restoration cost.

Never generalize one unit's rent, footfall or area efficiency to the entire project.

  • Vacancy cases survive financing

Retail yield is an operating outcome, not a brochure feature.
