Owning the plot does not mean every commercial idea is permitted or viable.

Shop-cum-office plots are marketed as flexible commercial land with control over construction and tenant mix. The flexibility is bounded by the colony licence, zoning, plot terms, sanctioned plans, building rules, services and operating conditions.

Colony and plot

Match the developer, licence, project registration where applicable, plot number, dimensions, access and title chain. Verify what has been conveyed and what remains an allotment right.

Buildable envelope

Obtain current controls for use, FAR, coverage, height, setbacks, basement, parking, signage and independent floors from the competent authority and sanctioned plan.

Infrastructure

Confirm road handover, power load, water, sewer, storm drainage, fire access, parking and the timing and cost of connections.

Development budget

Add design, approvals, finance, construction, escalation, fit-out interface, taxes, holding cost and leasing time before discussing yield.

Test the business without extra FAR or early rent

Use only permissions confirmed for the exact plot. Model approval delay and construction escalation, then a slower lease-up.

Have an independent property lawyer and architect reconcile the title documents, licence conditions and proposed building.
