We have not reconciled the two and are not asserting either supersedes the other. Before you pay anything, verify the registration that actually covers this tower and this unit directly on the HARERA Gurugram portal — do not rely on either page alone.

Statutory floor, male buyer, if the unit already has an Occupancy Certificate
GST is the one line item that can double this bill — confirm the OC before you assume either way
Commercial GST treatment is not the same as residential. Reported rates: 12% with input tax credit on under-construction commercial units where the full consideration is paid before an Occupancy Certificate is issued; nil GST where the unit has an OC and the entire consideration is received after it is issued.
"Ready-to-move" on a listing is not the same fact as "has an Occupancy Certificate." We have not been able to confirm this unit's OC status. If GST at 12% applies, it adds roughly ₹69 L to the numbers above — taking the statutory bill to close to a fifth of the price. Get the OC (or its absence) confirmed in writing before you treat either number as final, and check your own ITC eligibility with a CA if you plan to claim it.
Get these in writing before you pay anything
- HARERA registration certificate for the specific tower and unit — checked against the number quoted, not assumed from the project name
- Occupancy Certificate (or written confirmation it has not been issued yet), since it decides whether GST applies
- Carpet area confirmed against the RERA-registered plan, not just the super-area rate
- Leasing-rights documentation, since this unit is sold with full leasing rights attached
- The all-in total — asking price, stamp duty, registration, GST if applicable — itemised and signed
If a number in this article and a number on the seller's paperwork disagree, the paperwork wins. Re-verify with Villow or a property lawyer.
