New Gurgaon in 2026: the value corridor that stopped being cheap

Sectors 79 to 95 were the affordable entry into Gurugram. ANAROCK now puts New Gurgaon within touching distance of Dwarka Expressway on price — while Colliers leaves it out of its top corridors to 2030. What changed.

The pitch for New Gurgaon was always the same: the same city, further out, materially cheaper. The second half of that sentence is doing less work than it used to.

New Gurgaon — broadly sectors 79 through 95, along and around the Pataudi Road and NH-48 belt — absorbed a decade of mid-income supply. It is where a buyer priced out of the Golf Course corridors went to get a bigger flat in a new society.

ANAROCK's Q1 2026 data puts New Gurgaon around ₹13,300 per sq ft, against roughly ₹14,000 on Dwarka Expressway. That is a much narrower gap than the corridor's reputation implies. If you are still choosing New Gurgaon primarily because it is the cheap option, check the current numbers for your specific sector before you commit to that reasoning.

A note on conflicting price data

You will find very different Gurugram price figures depending on who is measuring. Research houses, listing portals and developer marketing measure different things — asking versus transacted, launch versus resale, carpet versus super area.

We are quoting ANAROCK because it is a named research house that publishes consistently. Other reported ranges for these corridors run higher. Treat any single figure, including this one, as a starting filter rather than a valuation, and check the circle rate and the actual asking price for the specific project.

What the forecasters are and aren't saying

Colliers has published a list of the Gurugram corridors it sees as having the highest potential through 2030. New Gurgaon is not on it.

That is not a prediction of decline, and we would not read it as one. It is a statement about where the incremental infrastructure and employment story is strongest — and right now that narrative sits with the Dwarka Expressway and SPR belt. For a buyer, the useful takeaway is that New Gurgaon's case has to rest on what it is today, not on a corridor-transformation story someone is selling you.

Sector 95B: a live, specific risk

Parts of Sector 95B sit near Sultanpur National Park and its eco-sensitive zone, and there has been active demolition and enforcement risk in that area.

This is not a general caution about the corridor. It is a specific, sector-level issue. If you are looking at anything in or adjacent to 95B, get a lawyer to check the eco-sensitive zone position and the project's approvals before you pay anything — not after.

The demand signal worth reading

Signature Global is one of the largest developers operating in this belt. Its FY26 bookings fell around 20%, with units sold roughly halving. A developer's own numbers are not a verdict on a corridor, but a near-halving of units moved is a real demand signal in the segment New Gurgaon serves.

Read it alongside the rental picture. Magicbricks recorded New Gurgaon rental supply up 13% quarter on quarter in Q1 2026, part of the broader Gurugram supply surge that pushed city rents down 1.1% that quarter. More completions arriving into softening rents is the environment you are buying into.

Who New Gurgaon still suits

End-use buyers wanting space

You get more built area for the money than the Golf Course corridors, in newer stock. If you are actually going to live there, that is a real and durable benefit.

Buyers who have driven the commute

The corridor works if your workplace is on the NH-48 or Manesar side. Drive it at 9am on a weekday before you decide, not on a Sunday viewing.

Anyone buying the society, not the sector

The spread between a well-run project and a poorly-run one is wider here than anywhere else in Gurugram. Delivery record and maintenance quality matter more than the sector number.

Before you buy in sectors 79–95

  • Compare the current per-sq-ft against Dwarka Expressway and SPR — do not assume a large discount still exists
  • Check the circle rate for the specific sector, revised with effect from 1 April 2026
  • For anything near Sector 95B, get eco-sensitive zone and approval status legally checked first
  • Verify RERA registration and the developer's delivery record on previously completed phases
  • Ask for carpet area, not super area — loading in Delhi-NCR now averages around 41%
  • Drive the actual commute at peak hour
  • If letting out: check current rents in the specific society, given supply rose 13% QoQ
