The Southern Peripheral Road has one genuinely funded project — a ₹755 crore elevated corridor whose bids opened in April 2026. Almost everything else being quoted at you is a master-plan aspiration or an advertorial.
SPR is a real corridor with a real infrastructure story. It is also the Gurugram corridor with the widest gap between what is promised and what is funded.
The Southern Peripheral Road runs from Golf Course Extension down towards Sohna Road, stitching together the southern sectors. Its investment case has always been connectivity — the road that links the other corridors to each other.
The problem is that the corridor's marketing has run well ahead of its construction. If you are being sold SPR on infrastructure, you need to know which pieces are funded and under contract, and which are lines on a plan.
The 90-metre widening is a master-plan figure, not current fact
You will see SPR described as being widened to 90 metres, usually stated as though it is underway or imminent. That figure comes from the Master Plan 2031 — it is a planning provision for the eventual right of way, not a project with a contractor and a completion date.
Treat it as an aspiration for the 2030s. Anyone quoting it to you as current construction is either confused or selling.

Watch out for advertorials dressed as news
Some articles about SPR that appear on mainstream news websites are syndicated commercial content — carrying agency or PR wire tags rather than a named reporter. They read like journalism and are indexed like journalism.
Before you treat any Gurugram infrastructure claim as verified, check for a named reporter and a dateline. If the piece carries a wire or promotional tag and no byline, it is marketing. This is not unique to SPR, but SPR has a lot of it.
What the elevated corridor actually changes
A 4.2 km elevated stretch is a targeted fix for specific congestion points, not a transformation of the whole corridor. It is worth having, and it is the strongest concrete argument for SPR right now.
Time it honestly, though. Bids opened in April 2026 with a roughly 30-month construction period, which means the benefit lands towards the end of the decade if it runs to schedule. If your holding period is shorter than that, you are buying the announcement rather than the asset — and as we have written before, the premium on announced infrastructure tends to get priced in long before the ribbon is cut.

If you are buying here to let out, that is the immediate reality: a lot of new stock arriving at once into a softening rental market, several years before the elevated corridor delivers.
