Sohna Road in 2026: prices up 74%, and a highway that keeps caving in

The elevated corridor opened in 2022 and values have climbed hard since. But the road below has collapsed six times since 2023, the repair bill has more than doubled, and the work still hasn't started.

Sohna Road is the clearest example in Gurugram of infrastructure delivering on price — and of infrastructure quality being a separate question from infrastructure existence.

The elevated corridor has been operational since 11 July 2022. It did what it was supposed to do: it took through-traffic off the surface road and made the southern stretch materially more usable.

The market responded. ANAROCK data shows Sohna Road moving from around ₹6,600 per sq ft at end-2021 to around ₹11,500 per sq ft by June 2025 — roughly 74%. On that measure this was one of Gurugram's strongest corridors of the period.

The road keeps collapsing

There have been six cave-ins on the highway since 2023, the most recent on 7 May 2026. This is not a one-off.

The rehabilitation cost has escalated from around ₹28.75 crore to about ₹68 crore — more than doubling — and the work is reported as yet to begin. So the corridor you are buying into has a known, recurring structural problem, a repair bill that keeps growing, and no start date.

Why this matters more than it sounds

A cave-in is dramatic but survivable. The reason to take this seriously as a buyer is what it signals about maintenance: an asset that fails repeatedly, whose repair cost more than doubles before work starts, is telling you something about how it will be looked after over the next decade.

That is a live consideration if your case for Sohna Road rests on the elevated corridor continuing to function well. It is worth less if the surface road beneath it is periodically shut for emergency repairs.

Price has outrun rent here too

ANAROCK's March 2025 research found Sohna Road capital values up 59% between 2021 and 2024, against rental values up 47%. That 12-point gap is the same pattern as the rest of Gurugram: the appreciation has been real, and the income has not kept pace with it.

If you already own here, that is a good outcome. If you are buying now for yield, you are entering after the capital re-rating and into a market where Gurugram rents fell 1.1% quarter on quarter in Q1 2026.

One number we will not repeat

You will find claims that Sohna Road yields 5–7% on quality stock. That figure comes from broker marketing, and it sits far above ANAROCK's 4.3% gross yield for the whole of Gurugram.

We could not verify it from any research house, and we think it is implausible. Do not underwrite a purchase on it.

If you are looking at Sohna Road

  • Recognise that the big re-rating has already happened — 2021 pricing is not available
  • Ask specifically how cave-ins and repair closures have affected access to your shortlisted project
  • Treat any yield claim above the city-wide figure as unverified until a research house publishes it
  • Check the circle rate for the specific sector, revised with effect from 1 April 2026
  • Verify RERA status and, for completed buildings, the occupancy certificate
  • Compare on carpet area — older stock and newer launches load very differently
